SAMPLE GENERIC COMMON BUYING PROCEDURE

The exact details in the buying procedure is dependent on the developer and the payment term you have chosen.

1. Buyer acquires the latest official price list and site development plan (provided by the developer).

2. Buyer signs the Reservation Contract and Pays the reservation fee to the broker or to the developer with the broker.

3. Buyer and Broker forwards the Reservation Contract and Proof of Payments to the Developer.

4. Reservations usually expire in a month and are non-refundable, so buyers have to sign a Contract to Sell within that period.

In buying a real estate property in Cebu, Philippines, one of the steps you should take before buying the property or signing any papers and most importantly before releasing your payments to anybody or any office, is to know that the Housing and Land Use Regulatory Board exists!

With HLURB, you can check if a certain real estate project in Cebu has a Certificate of Registration and the Owner or Developer has a License to Sell. Much more, you can also check with HLURB if the real estate salesman or broker you are dealing with is also duly licensed.
